Building Programs
(CO-OP)
Busy Hammers has three building programs with many variations that you can chose from to build your dream home. The choice is up to you.
1) "Builder Support" Program: The Builder Support Program is sometimes called an "owner-builder" and/or COOP program. However, do not let the words fool you. You do not have to have any building or construction knowledge and you do not have to swing a hammer or lift lumber. You will be the Project Manager on the project. For an agreed upon fee, Busy Hammers will assist and guide you through the building process as you hire and schedule local contractors in the specialty trades (plumber, roofer, electrician, etc.) to complete your panelized home. You will request bids (using the blueprints) from sub-contractors in each specialty trade, and hire the contractors that best fit your needs. Your role is to manage these contractors by scheduling the work as needed. Busy Hammers will supply weekly meetings with you via telephone and email to insure everything is going as planned and on schedule and to answer any questions you have at the time and if needed to come to the site for meetings. The Builder Support Program will create the greatest EQUITY potential, saving thousands in construction costs, typically 15 to 30% of the appraised value,
If you do not want to be alone building your new home, Busy Hammers can work with you for a nominal fee. You can choose to do a combination of both the Builder Support Program and the Total Builder Management program through Busy Hammers.
Other home building companies offer programs that sound similar to the "Builder Support” Program and claim to offer equity upon completion. They are referring to "sweat equity" (you shingle the roof, paint the interior, or install the carpet, etc.). With Busy Hammers Builder Support Program, you do not use "sweat equity" to create substantial equity in your completed new home. However, if you have the ability and desire to participate in any portion of the actual construction of the home you may do so with this program and create additional equity as well. You are the BOSS.
2) Total Management Program: This is the 'traditional' approach to building a new home. This is what the industry refers to as a "turn-key" home. You contract with Busy Hammers for the home of your choice, on the lot of your choice and wait for the home to be built. You simply "turn the key" and move in. Even using our Total Management Program, our customers typically see up to ten percent in created equity when the home is completed. You could choose another local builder to construct your $250,000 home (for example) or you could have Busy Hammers build the identical home for $25,000 LESS. The only difference is that we will build that same home with superior products and use only premium grade kiln dried lumber. You end up with a better quality home for less money.
3) Home-Owner Completion Program: Using this program Busy Hammers will connect you with our National lender Robar Funding www.robarfunding.com for financing and provide you with our house shell package that is built with superior materials and greater precision than you could build locally. Busy Hammers will arrange the delivery of the panelized home to your building site, and the rest is up to you. This program does NOT provide any contracted guidance through Busy Hammers. This is a viable alternative for the knowledgeable homebuilder that has the ambition, skills and desire to build their own home, but wants to build the home with substantial cost savings, by utilizing the benefits of panelization.
